Banks use the FOIR (Fixed Obligation to Income Ratio) method to calculate loan eligibility. The basic formula is: Eligible Loan Amount = (Monthly Income × FOIR - Existing EMI) × Loan Multiplier. The loan multiplier depends on interest rate and tenure, calculated using the EMI formula.
The percentage of your income that banks allow for EMI payments. Home loans: 50%, Personal loans: 40%, Car loans: 45%, Business loans: 42%. Higher FOIR means higher eligibility.
Credit score of 750+ can increase eligibility by 8-15%. Scores above 800 get best rates. Scores below 650 may reduce eligibility by 15-25% and attract higher interest rates.
For home loans, LTV limits loan amount. Properties up to $3,000,000: 90% LTV,$3,000,000-$7,500,000: 80% LTV, Above $7,500,000: 75% LTV. Higher down payment improves approval chances.
